Abell & Cleland

This prestigious Berkeley Group development of 275 luxury apartments sits within the heart of Westminster. The scheme comprises of two buildings, Abell and Cleland, that sit on opposite sides of John Islip Street, a stone’s throw from the Houses of Parliament and Tate Britain. Our initial bid for this project was headed up by our Sales Director Chan Sau, who had to fight off some tough competition to secure the £2.95M timber and soft flooring package.

Our sales team worked closely with the interior design team from Berkeley who were tasked with designing the apartments that had an elegant, modern feel, using natural materials to create a highly sophisticated but comfortable ambience. For the main living areas, they chose a herringbone engineered timber floor to reflect the ‘Midtown’ interiors concept, reminiscent of a timeless classic Manhattan apartment.  Our experienced team installed over 13,000 m2 of a bespoke Ted Todd engineered Oak floor, complete with timber borders, in two different colour schemes. The flooring was installed with Mapei Mapesonic CR soundproofing membrane and bonded using Mapei Ultrabond S940 flexible adhesive. This offer helped to improve the acoustics of the within the apartment by reducing sound transference between floors.

The bedrooms were designed to offer further style and comfort with traditional broadloom by Cavalier Carpets installed throughout. Four different colours from their Cartouche range were installed throughout the project. The natural palette of the carpet complimented the soft furnishings used to reflect the local urban environment. Distribution of large pieces of carpet around site was difficult and extra care was needed by our team to avoid damage to final decorations.

Likewise the interior design team chose a Axminster broadloom carpet for the communal areas which was supplied by Atelier Floors. This bespoke carpet featured a very exacting design which complimented the other finishes and continued the prestigious even as you step out of the apartment.

Within the shared ownership scheme the apartments were no less beautifully designed and featured Karndean Luxury Vinyl Plank floor installed throughout. This was installed onto a Regupol acoustic underlay again to help reduce the noise transfer between apartments.

Our client demanded a high-quality finish in line with a rapid installation programme, a challenge that our residential division met head on.
