Brunel Project

Loughton Contracts were appointed by Overbury to supply and install floor coverings to the offices of a private equity firm based in Paddington.

This office space is within a 243,200 sq ft development called The Brunel Building, a prime location adjacent to Paddington station where a Crossrail interchange will join the existing main line and underground links.

The client took occupation of both level 14 and 15 of the building. A Dinesen Timber was installed to the open areas on both levels, including the feature staircase linking the two floors. The wide unfinished Oak plank was fully bonded to a plywood subfloor using a Mapei S955 adhesive. Once installed the floor was sanded and finished with Bona 2K Oil Frost to give a natural finish.

The IT Build Rooms and back of house storage had Tarkett Linoleum Sheet installed with Level 15 meeting rooms being fitted with Shaw carpet tile to give a softer warmer feel. The top floor of the building had a staff gymnasium, utilising Zandur rubber flooring in the changing rooms and work out area with Nora rubber in adjoining rooms. Scattered throughout the 15th floor were hand crafted rugs to soften the breakout areas.

The use of bespoke rugs continued on the 14th floor, inset into the Dinesen timber within meeting rooms and within the featured reception area. A huge 15 metre bespoke rug was installed and bordered by Oak flooring in the Observatory at the apex of the building access though a lit walkway of timber.

All adhesives used were low VOC and water based. The plywood and the hard board protection were FSC certified, meaning that we can offer the client full chain of custody. Chain of Custody (CoC) certification connects consumers to healthy forests by tracking products from forest to shelf. It ensures that FSC materials and products have been checked at every stage of processing, reassuring customers purchasing products sold with FSC claims that they are genuinely FSC-certified. Any company involved in the transformation or processing of a forest-based product or wishing to apply the FSC label to their products and/or sell them with an FSC claim, must be FSC-certified.

This project offered two major challenges for the team. Within the fast pace world of fit out, installing any unfinished product is never easy. When that product needs finishing and covers 70% of the floor space it’s even more difficult. Our specialist finishing team sanded and coated the Dinesen timber out of hours and over weekends to ensure the clients desired finish was achieved without impacting the sites progress.

The second challenge came in the form of a 15m x 15m x 15m bespoke triangular rug for the observatory room. Not wanting to cut the and seam the rug our team managed to distribute this in one piece to the 15th floor of the building before expertly installing within the timber flooring.

In the end, we handed over a very stylish flooring installation and left them with an office space to be proud of!
